Jenn, owning a home isn't the great thing that it seems. There are many reasons to NOT own a home.

I don't think that I'll even own one again, at most possibly a condo. I'm happy renting. I have all my free time, I don't always have to spend my days off doing yard work, maintenance, etc... I don't have to buy a new kitchen, or a roof, or a driveway, or all the constant maintenances and upgrades that come along with home ownership.

Oh, it's a great investment you say? Completely false. The historical home appreciation rate is 3-5%. Now factor in taxes, mortgage interest, maintenance and upgrades, and most people come out even at best. And the big down payment you had to put down could otherwise be invested in the stock market, which trounces home increases, so there's that lost opportunity cost. And when you sell your house, you have to pay a percentage to the brokers. And when you buy the house, there is thousands of dollars in closing costs.

Why do you think that you even need to own one?
I can confirm this is accurate. Always some expensive repair comes up, I have to deal with it, it's a PITA and eats up lots of my free time. I often find myself wondering why the fuck I ever bothered buying a house in the first place.

On the flip side, my house is about to be paid off and I can't imagine paying crazy rent prices that are out there these days.

You get fucked either way, but at least with renting the property and it's upkeep are someone else's headache to deal with.

Very true, I hate doing yard work! But the downside is youā€™re gonna be paying out the rear til the day u die. Itā€™s never paid off renting. For most elderly that can be a big problem when on a fixed income.

I bought my first home for 65k cash. A 1/4 acre lakefront 2 bedroom 900 sqft house. 8 years later I sold it for 275k. I took that and bought a much nicer, larger home. Again paid cash. Still live there. I could sell this all day for 400k. I just donā€™t wanna move. I hate moving šŸ˜‚. Anyway I have never had a house payment my entire life and donā€™t want one.

Between taxes, maintenance, upgrades, and the value of your time to do the work yourself or paying someone else to do it.

You made out well in your scenario. That's not even close to the norm. Again, the average appreciation is 3-5%

And how much money did you put into renovations and upgrades on that first home? Everyone likes to omit that figure when they talk about their buying and selling prices.

Don't beat yourself up over this. This is probably going to be true for a majority of millennials who haven't already become homeowners. With Gen Z it will be even more common.
Cost of living in Canada is insane!

I bought that first home when I was 25. I didnā€™t put squat into it lol. Being serious I never fixed or replaced anything. Now my current home Iā€™ve had to replace lots of crap. Getting a quote for a new roof today. Iā€™m getting metal and it will outlast me.

No u are truly never paid off. I mean I gotta pay taxes. Any repairs I make now I do so with the mindset of I want it to outlast me.

I'm not against home ownership. It's just that there's more that goes into it than most think initially. And people feel like they NEED to own a home.

Ownership has its pluses, too. Like Jenn said earlier, a yard to watch your kids, or rabbit, play in has its value.

It's an individual thing as to which is the better option.

I bought a condo in Florida by the beach all I pay is 500 hoa 2 bath 2 bed 1400 sq feet . Having a house no matter what the cost is always gonna be better .
